


Here is information regarding Phase III of the Sage Valley Community

Phase III lots 1, 2, 3, 4, 5, 6,7, 8, 10, 11, and 14 are sold.

Note that the information posted on this blog is not in a good sequence due to the limitations of the software. Please look through the whole blog for additional information on the Sage Valley Community. Phase I has the barn for sale on 40 acres for $59,900.00 and Phase II has lot 11, a stream lot of 70+ acres for $28,000.00.
Phase III lots for sale are listed next:
The basic price for land without the stream is $300.00 per acre with a $200.00 down payment and $200.00 per month payments with 0% interest, and a $100.00 document fee per lot. There is a slight discount for lots over 40 acres.
Lots 9 is 40 acres. The price for this lot is $12,000.00. A down payment of $200.00 plus $100.00 document fee will purchase one of these lots. The monthly payments will be $200.00 per month for 59 months. (0% interest).
Lots 12 and; 13 are 40 acres and have Indian Creek, a trout stream flowing thru the lot.
The price for lot 12 is $36,000.00. The down payment for lot 12 is $1440.00 plus a $100.00 document fee. The balance of $34,560 is due in 72 monthly payments of $480.00 per month (0% interest). This is the most unique, amazing lot I have left for sale. It has Indian Creek a year round trout stream, several acres of rich black dirt, a long boundary with BLM land for privacy and a county maintained road. It has several building sites without crossing the creek.
The price for lot 13 is $28,000.00. The down payment for lot 12 is $1000.00 plus a $100.00 document fee. The balance of $27,0000 is due in 72 monthly payments of $375.00 per month (0% interest). This lot is similar to lot 12 but will probably require a bridge or culvert across the stream to build there. It has Indian Creek, BLM land frontage to the rear, black dirt and the county maintained road.
Lot 14 is sold.
If you wish to use a title company for any transaction the documentation fee is not charged and you will be responsible for all fees associated with the title search, title insurance etc.
FINANCING DETAILS:
I will draw up a contract of sale for our transaction. I will sign a deed in your name that will be held in escrow by my attorney until the property is paid in full.
Directions (similar to directions given later in the blog):
Take exit 261 from Intgerstate 80. This is the Beowawe Exit.
Go south on highway 306 thru the village of Crescent Valley to a point 5 miles south of the village.
Here you will find a large wooden sign that says Hilltop and Battle Mountain.
Turn right at this sign.
Stop here by the sign and set the trip odometer on your car to zero.
Note this is where your cell signal will fade away.
Go up the dirt road towards Battle Mountain.
At about 6.6 miles you will see a road to your left that crosses Indian Creek. Do not turn here.
At about 7.5 miles from route 306 you will enter Phase III with lot 11 on your right and lot 12 on your left. The first driveway roughed into the sage brush is on your right and is lot 11. Look for signs.
About 8.5 miles from route 306 you will pass a trailer and horse corral on your right. This is lot 1.
At about 8.7 miles from route 306 you will exit Phase III with lot 1 on your right and lot 14 on your left.
At about 9.7 miles you will cross a cattle guard. This is near the middle of Phase I. A bit further up the road is my barn on the left side.
In Phase III you should find signs for the lots, the roughed in driveways and the survey stakes. Print out a copy of the survey map so once you find one or two of the signs you can orient yourself to the rest of the lots.
NOTE:
1) No Electric or Telephone Service, cell does work at higher elevations. We may try to put in some kind of repeater.
2) Elevation at stream approx 5700 feet. Elevation on hilltop approx. 6400 feet.
3) County road is maintained by grading once a year. All lots have road frontage.
4) This land is surrounded by BLM land. All lots have at least ond boundary with BLM land.
5) There are numerouns 4x4 trails in the surrounding mountains.
6) There are no mineral or water rights and a grazing lease is in effect.
7) Title Insurance is not included but can be purchased at buyers expense. Seller guarantees marketable title.
8) The county does not allow camping or living on the land without a house, well and septic.
9) This property is sold as-is, where-is. There are no guarantees or warranties implied or otherwise regarding the property condition, terrain, access, ingress, egress, road maintenance, availablility of water, septic, utilities, zoning, flood plain status or any other characteristic. It is the responsibility of the buyer to do all due diligence prior to purchasing this land. This includes visiting the property, contacting local officials, researching all aspects of this investment and insuring that this is the porper long term investment for the buyer.
